Choosing the Right Area, Property Search and Securing a Rental Property when Renting a Flat in Edinburgh

In today’s time and age many people choose to rent flats because it suits their modern flexible lifestyle. Through renting flats in Edinburgh people are not bound by any long term property ownership obligations, like repairing and maintaining the property. Renting flats also allows individuals to live in areas which otherwise they cannot afford.

Choosing the right rental accommodation that makes you happy is very important. There are a number of factors that you must consider before renting a flat in Edinburgh.

Choosing a perfect area

You must choose an area which fits in your budget as initially there will be lots of other expenses that you will have to deal with. The area must be close to your university or place of work. Transport facilities must be nearby. If you have any other special interests then you must ensure that the area caters for those. You must always ensure that the area has hospitals nearby. Also check the schools, neighborhood and security in the area if you intend to move in with your family.

You must visit the area on different times and days in order to access the atmosphere of the area.

Property search

You must think about the rent you can afford and the type of property you can rent in the chosen area. Make a list of all your requirements, e.g. parking, garden, amount of space etc.

Once you are decided on the area and the property type, you can now start searching for such a property. You can start by searching on the internet where a wealth of properties are listed with pictures and detailed information. You can also find advertisements in local newspapers or seek help from a letting agent who will have expertise and knowledge of the local area.

If there is a particular property that you are interested in then you must arrange for a property viewing with the agent or the landlord.

Securing a rental property

Once you approve of the property after the viewing and have successfully completed negotiations with the landlord, you can now enter into a tenancy agreement. This document will have details of the duties and responsibilities of the landlord and tenant, the rental amount, deposit-situations in which its amount will be reduced or not returned at all etc. You will also be required to provide references to the landlord to ensure that you are credit worthy.

Tenant responsibilities

Living as a tenant is different from living in your own property. Hence you must oblige to the house rules and not be a source of nuisance. Pay the rent and utility bills on time and take proper care of the property.
