Government’s Encouragement for green homes in Malaysia

Green homes are a relatively new concept in real estate Malaysia, but the government has been encouraging the same since 2006. It was clearly emphasized in the Ninth Malaysian Plan that how government here is supporting this movement. Also, to add to this further a new policy was initiated in 2009 that was named as the National Green Technology Policy. This new policy aims at creating homes that are energy efficient and especially emphasizes on the increased construction of green homes in Malaysia. The final goal behind this policy was to give birth to a green Malaysia.

The future generation in order to sustain life requires some basic necessities and constructing green homes would contribute significantly towards this need. Also, in order to motivate more developers to construct green homes, the government offers incentives to increase the number of such developments in real estate Malaysia. Also, it’s easier to acquire a planning approval if the home is a green home compared to a conventional home, which requires more time.

The special features of a green home

Compared to a conventional home, a green home uses appliances that are energy efficient. LED lights are thus fitted in such homes compared to fluorescent lights used in traditional homes. Also, in order to reduce water consumption low-flow water fixtures are installed in green homes. Water recycling system is also being added in such environment friendly homes that help in not just reduced water use but also a significant decrease in the water bill. In Malaysia, the concept has already started gaining momentum and many areas have adapted this new trend of green homes. Penang real estate is one such area that needs a mention in this aspect.

The building material used for constructing green homes is environment friendly and things like metal, bamboo frame and cement tile roofs are being used. Material used is usually sun reflecting and thus helps in maintaining a cooler temperature inside reducing the need for air conditioners and coolers. The materials used for making green homes are not just environment friendly but also help in creating a healthy living space. The materials used are free from volatile organic compounds that are harmful for health.

The problems developers face in Malaysia

When the trend began there were many problems that developers faced in Malaysia. The biggest amongst these was the scarcity of green technology in this country. The materials used for constructing such green homes were also difficult to obtain in the initial phase. Also, things needed to construct water recycling system and low-flow water fixtures were not available in Malaysia and were imported from overseas which lead to addition in the construction cost.

Customers review about green homes

Since the technology needed to construct such green homes is not so easily available in Malaysia, developers face many problems tackling the issues. This also leads to increase in price, thus making green homes costlier than conventional homes; home buyers thus prefer buying conventional homes over green homes. In order to motivate more buyers to invest in green homes the government in Malaysia must take some strict steps that can help in offering buyers an affordable option.
