Whenever you sign a tenancy agreement, you need to be protected as a tenant too. The owner is not the only individual that is protected through the document that is signed. You need to pay attention to a few facts and protect yourself. There are many different landlords that do not care about the tenants or their rights. By protecting yourself through the tenancy agreement and even extras that you can do, you will save yourself from a lot of problems that can appear in the future.

The first thing that is important in the tenancy agreement is the insurance. A landlord usually has some sort of insurance but you should never rely on it. It is quite common that the policy of the landlord will only cover his/her possessions. Look at the lease position and then look at who is responsible for your personal possessions. If the tenancy agreement does not include protection for you, take out an insurance policy yourself.

Before signing the tenancy agreement, it is important to make sure that the property is safe to live in. there are different certificates that the landlord has to present to you. This includes proof that all the necessary precautions have been taken to make life safe for the tenant. Look at proof that fire safety, gas safety, smoke detectors and electrical equipment safety regulations are respected. In addition, it is a good idea to make sure that PAT checks were performed. Remember that the landlord has a legal obligation to offer you the certificates upon request. If there is a refusal, then you can inform him of the legal obligation and then write a formal complaint.

When you sign the tenancy agreement, there is a certainty that a deposit is offered. It has to be placed in a special Tenancy Deposit Protection scheme. This is a special scheme that protects the tenant so that the landlord cannot illegally take your money when tenancy is over. Before the deposit is made, you need to be notified where the money will be deposit and protected. A failure to talk about this part of the agreement signifies that you should not sign the tenancy agreement as the landlord is most likely looking to trick you.

You have to understand that the biggest protection that you are offered comes through actually signing a tenancy agreement. Unfortunately, many people simply use an oral agreement because they know the landlord. However, you never know what happens and there are dozens of situations in which the landlord was abusive even with the people that he knew.

Oral agreements are really hard to enforce, even if you have a legit witness. The landlord can always argue that he agreed something else when you talked in private. After all, it is his property so you cannot ask for anything that was not put into writing. The good news is that the tenancy agreement is usually signed and most tenants have absolutely no problems. However, it is better to be safe and pay close attention to what was mentioned above so that you can protect yourself.
