How to Sell Your House Fast in a Slow Market

There are more homes sitting on the market than there are buyers in the current real estate market. More and more homes are entering the market, either from home owners or from banks trying to offload their foreclosed homes.

Selling your house fast can therefore quickly become a challenge. So how can you get your house sold in such tough conditions?

When most home buyers start looking for houses, they start their search on the internet. They will usually search in real estate websites like Realtor.com and other real estate websites.

This usually happens even before they call a Realtor. Then the next steps of looking for the right home, narrowing down on several properties and driving out to see the house depends on several factors.

1) Price

Price is the first thing they look at after they have selected the right criteria like size, neighborhood, etc.

Naturally, a home buyer will go for the lowest priced. This means if your house has to sell fast, you must price it below similar houses in the neighborhood.

Even though price is not the only thing they notice, it is the very first thing that makes an impression.

It is important to remember that a newly listed property holds more appeal than houses that have been in the market for months, so it is important to get the price right the first time.

Of course you can only price it low if your mortgage balance allows it. Your Realtor will help you get the best price for your house.

2) Staging and presentation

Staging seems to get overlooked when selling a house. The pictures posted with the listings can make a big impact with the buyer.

Again, notice this happens long before they drive out with the Realtor to see the house.

Is it presentable? Are the most prominent features of the house highlighted by the pictures?

If at all possible, it is better to present a house with furniture than one without it. If this is not possible, always try to cover all angles of the house while trying to present the best features of the house.

Remember, the first impression the home buyer gets will determine if they come take a look at the house.

3) Curb appeal

The first impression the home buyer gets when they drive out to see the house is the outside of the house.

Is the yard clean? Is there a big tree hanging over the roof? A simple coat of paint on the outside and the mailbox can drastically improve the curb appeal.

Remember for the them to even take a look inside, they must be attracted by how the house looks like on the outside.

4) Condition of the house

Does the house need repairs? Repairs turn off most home buyers. Majority of them cannot handle repairs.

And if they can handle it, they will expect a further price cut to cover it.

Are the main appliances working? If at all possible, fix the house with a new coat of paint and carpet. However, be careful not to break the budget fixing the house.

5) Negotiate

If need be, be ready to negotiate. Most of the times a small price break is all they need. It can make the difference between selling or not, or even keeping it for months.
