Pre-purchase Building Inspection Services

By Ashley Robinson Subscribe to RSS | January 29th 2012 | Views:

A pre-purchase building inspection is done prior to purchasing a property. The pre-purchase property inspection report is a written account of the condition of a property. Items included are significant building defects or problems, movement in the walls, leakages, safety hazards or a faulty roof, to name a few. An inspection is usually carried out to identify any problems with a property before making a deal.

A pre-purchase building inspection offers:

• Information on the state of the property

• Possibility of a better purchase price

• Professional advice on future maintenance

Building inspection services for residences are carried out by building consultants who are licensed under the Home Building Act 1989. A house inspection is a limited, visual, non-invasive assessment of the condition of a house. This is often carried out in connection with the sale of that house. House Inspection reports do not describe the condition of every component of a house if it is in good shape. Building inspection services offer a detailed certified report along with cost estimates for repairs or replacement of most deficiencies.

Some vital issues covered are:

• Health and safety

• Roofs

• Furnace and A/C

• Foundation

• Moisture / drainage

In addition, a home inspector will look for evidence of insect, water or fire damage or any other issues that may affect the value of a residential property. A house inspection is an examination of the property's condition, and should not be confused with a home appraisal, which determines the value of the property. A pre purchase building inspection could include tools like Infrared Thermal Imaging cameras, moisture meters, carbon monoxide detectors, and combustible gas leak detectors. Many building inspection services inspect mobile homes, trailers, log cabins, condominiums, tract homes, cottages, mansions, bungalows, apartments, multiplexes and many other types of homes.
