Home Inspections: Your Best Defense Against Getting Burned by a Bad Home Purchase
If you are considering purchasing a home, you have probably heard a lot of information about the good and bad about home inspections. Many times those who are asked to have a home inspection done don’t really understand why this is even necessary. Some even believe this is just another unnecessary expense they must provide the financing for. However, if you do not hire an inspector to visit the home you are looking at to check out all the possible problems that could be waiting to happen, it could cost you a lot more money in the long run.
Professional home inspectors take a look at the home from the rafters down to the foundation, and prepare a report that will provide you with the overall condition of the major components of that home. While they do not get behind walls, inspect swimming pools, or tear into appliances, they do use their professional training to get an idea of the condition of the home.
One myth that should be addressed is that some people believe that there is no reason to call for a home inspection if they can see that the home’s condition is good. This is not necessarily the case. Since most home buyers are not professionally trained in the aspects of home inspection, it would be a mistake not to seek the assistance of someone who understands what they are looking at. Giving the once over look at a home that looks good will never work as well having someone that knows what to look at and what they are looking for, crawl in the tightest of places to examine the home from top to bottom.
Most homes get a good inspection from pest control, electrical technicians, and chimneys are also considered important enough to inspect to make sure that they will not present a problem for the new owner, but these do not take the place of a good home inspection. These types of inspections only concentrate on a specific area. A total home inspection should be conducted to determine the overall condition of the home.
A home inspection should not be considered a list to hand to the seller for them to have repaired. However, if you are having the home inspected prior to making an offer, it could be used to help bargain with the seller for a price that would reflect any needed repairs. This is one of the best reasons to have documentation in hand from a reputable home inspection professional.
When you do have a home inspection completed prior to signing a purchase agreement, even if you are accepting the home as is, this will provide you with the information required for you to understand exactly what you are getting into. It is always better to know the condition of the home you are buying so that you will know whether or not you will have to make needed repairs right away or if they can wait awhile. You will also know of any safety issues that may need to be addressed by the seller.
Having a home you are buying inspected is the best way to protect your investment as well as you and your family.
