Building and Home Inspection

By Ashley Robinson Subscribe to RSS | January 6th 2012 | Views:

A building inspector scrutinizes residential or commercial buildings. These inspectors are usually certified in one or more disciplines like plumbing, electrical or mechanical to inspect structures at different stages of completion. A commercial property or home inspection is a visual examination and analysis of the home's structural components and major mechanical systems. Inspection is carried out for the following factors:

• compliance with the plan

• checking of workmanship

• code compliance

• house sale

Building inspection is usually done by private contractors who check the roof, basement, heating system, water heater, air-conditioning, structure, plumbing, and many other aspects of buildings. The inspection should cover the interior and exterior of the building and the site itself. Building inspection services must also cover the driveways, retaining walls and outbuildings.

Building inspection services are required for the following:

• Stopping improper building practices

• Checking of items that need repair

• General maintenance issues

• Fire and safety issues

• Health issues

• Roofs

• Foundation deficiencies

• Moisture / drainage issues

Building inspectors are not to be confused with real estate appraisers. A home or building inspector determines the condition of a structure while an appraiser determines the value of a property. All home inspections are different and can vary from state to state, as well as across countries and regions. Building inspectors usually take a few hours to complete an inspection. It is advisable to be present when the inspection is being carried out. Availing of building inspection services from professionals ensures peace of mind when buying, building or renovating a home or commercial property. Building inspections are usually carried out before contracts are signed. They help you know the hidden costs that may be associated with a property for repairs and can be a useful tool for price negotiations.
