Things to Do when You Step in Edinburgh Accommodation to Rent

Finally after a long process of selection you have got the rented Edinburgh accommodation you always wanted to live in. But things have not ended here. There are certain more things to do.

Demand your landlord to provide you with the copy of tenancy agreement. This document must be easy to understand and act upon. If you find it not understandable or it contained certain complicated terms and conditions, then you are better to consult your lawyer about it and ask him to give a careful reading to the tenancy agreement. If it contained any complications then your lawyer will sort them out in your favour.

Your landlord is under the legal obligation to provide you with his full particulars i.e. his name in full and complete address. If your new Edinburgh accommodation requires any repairs to be made then inform your landlord at your earliest possible.

Generally, the landlords required you to pay rent for the first month in advance in addition to deposits that are refundable fully when you vacate the accommodation to rent. But if there are damages done to the property on your part then the amount so required on repairs would be deducted from the deposit. Normally the deposit is advance rent of few months or it may be more than mere rent. Your landlord may also require to you to pay him key money or retainer money. It should always be kept in mind that you are under no obligation to pay your landlord with any kind of commission for the facility of rented home he provided to you.

Remember always to be on a safe side. Afore making the payment of deposits to your landlord make it sure that your landlord is not in a position to deduct it on any false grounds. To avoid any such deduction well inspect the accommodation to rent. Take pictures of the property and things it contained on the very first day you step in the property. Also make sure to make the inventory of the things provided to you in the house. Do give it a careful reading that whether it matched to the actual things and then sign it. Your landlord must also sign it. Keep a copy of it with you. Inventory is must for you, even if your landlord does not provide it to you, and then prepare it yourself. All this is to save you from any deductions in the refund of deposits.

Once you have made all the payments of the advance rent and security deposits, request your landlord to provide you with rent book or any other receipts for the rent so that you can be assured of the payments you made are safe. If the Edinburgh accommodation was on rentpreviously then confirm with your landlord that the previous tenant are not left with any keys of your new house.

Make it sure that there are no outstanding utility bills. Note down the readings of all the meters on the very first day you move in the house. To be on a safe side inform the concerned billing companies that you are new tenant and not responsible for any arrears of billings made by the previous tenants. Also inform the concerned council about new tenancy so that they would not ask you to pay any arrears of tax liability and would tax you only for your own.

Once you have gone through all these process now you are free to enjoy comfortably your new Edinburgh accommodation.
