Renting property in Edinburgh is a simple, fool proof system which follows a set of simple steps which are discussed below one by one.

The most important and initial step towards renting property in Edinburgh is the setting of one’s budget. Renting a property is not a small liability. So being a potential tenant, it is crucial to set up a sensible and rational budget that enable one not only to pay his each and every month’s rents, but that can also take care of his other financial outgoings easily. However before setting up a budget, one should keep in mind costs of both monthly rents and the initial deposit.

After the budget has been set, now the search for renting the property in Edinburgh can be started. There are many options available. The most common are taking information about the property from some letting agent who has sound knowledge of local market and prices of property. Besides that one can look up for property for rent in local newspapers advertisements as well as university and college noticeboards too. Last but not the least information about renting property and other stuff is also available on online property websites and the portals. Online websites have an additional searching benefit which local news advertisements etc. do not have and that is the pictures of the property and detailed contact information. A list of necessary things and priorities should be compiled and taken along before one go out searching for the property. This list will include what one wants particularly in property e.g. number of bedrooms, security, gardens, parking, local area, commuting distance, amenities and attractions etc.

Now at this stage comes the dealing with the letting agent. After the budget has been set and type of property one wants to rent in has been decided, one should consult a letting agent then. Letting agents have a sound knowledge of a suitable property available in the market. Knowing a letting agent is also important and this can be done by visiting him on regular basis and telling him one’s priorities and requirements face to face. One should forget to mention to the letting agent that which of the requirements are rigid and which are flexible and what are the preferable locations for renting in the property in Edinburgh. Feedback should always be given to the letting agent so that he has a clear idea of one’s likes and dislikes.

While going out for viewing the property, one should never go alone. Taking a friend or relative along will help in better judgment of the property and also for the security issues. Before going one should make a list of considerations about the property, its positive and negative aspects that will help him to have a better and critical view of the property.

In order to assess the outside environment and the streets and the maintenance of the properties, exterior of the property should be thoroughly examined. Also the interior of the property should be considered and if one is satisfied with it, he should start negotiating the terms and conditions with the landlord and the letting agent and come up with the tenancy agreement.
