There are different things which you should take in consideration before moving on to actually buying a property. Some of these things are really small and might not even enter in your mind, while others are huge, so huge that a little defect in that regard will cause huge loss to you. This article is designed to bring these factors into your attention.

Inspection of the property from inside:

This is very important to check the property externally. It will be better for the potential buyer or tenant in Edinburgh should closely examine every nook and corner of the property. You should check for signs of damp in every room. These include peeling wall paint, loose wallpaper, musty smell etc. There is another important thing is to check for infestation.

Edinburgh is very cold place it is better for you to check all the radiators of the property are they working properly or not. You must also check is the property centrally heated? If not then what would be its alternative. Does it have electric heating? You must check proper working condition of electric heating system. You must consider that if you buy a property which has an electric heating then it will be sensible to look at other properties as in the long run this will result in higher bills. It is better you must also check if the property has double glazing? This will considerably reduce bills in near future. You should also check roof insulation for this purpose.

Besides this you should check the present condition of the furniture. You should decide whether it is in the condition of your use or not. At the end of viewing you should see the storage space in the house. You should see that the house contain satisfactory storage space for your use.

Inspection of the property externally:

It is as necessary to inspect the property externally as to check internally. A prospective buyer or tenant must closely inspect the roof on his head. Guttering and roofing must be checked by the buyer or tenant he should climb up to check all these. It is better him that he should check the present condition of the property includes any loose slate or tiles. The whole structure of the property must be examined by him. One should check doors and locks of the property including windows and their locks, in case if they are sliding then check it’s smooth enough. Drainpipes of the property should also be checked by the tenant or buyer. You should check it overall. If there is a garden in the property then you must check it also. You must ask some relevant questions about the garden like, who is responsible to maintain it? Whether it is the duty of tenant to look after the garden or not if not then you must ask from him about the maintenance charges.

Another important thing you must also see is the property needs any repair and also the exterior of other houses in the neighborhood.

You should keep in mind to check the hygiene level of the area. You must check the proper availability of bins as rubbish bags’ lying on the sides of roads look very bad.
