Checking Interior of the Property and Things to Consider when Viewing in Edinburgh

This is an important factor. You must always consider if you are comfortable with the house in terms of its interior. The general layout of the house, furniture, cupboards, kitchen style, bathroom etc should all work for you. As you will be spending most of the time in your house, so it is important that it’s something that you like and a place that you look forward to going after a tiring day at work.

You must check the size of the rooms. Whether your furniture can easily fit in? Also check the storage space to see if it’s enough for all your stuff. Check the cupboards, wardrobes, drawers etc.

Also check for all the services in the house. The heating equipment should be in a good condition and not ancient. You must see when it was last serviced as it can be costly to replace. Check all the radiators. See if the house is well insulated and also double glazed. These things matter a lot in the longrun as this will result in lower bills.

Another important thing is to check for the power points. Are they enough for you? Are they in good condition? Check the state of electric wiring.

Also check the water system in the house. Run water through all the taps, showers and toilets to check the water pressure.

Things you should beware of

There are quite a few things which the buyer should beware of. The potential buyer should always check for any signs of damp or decay and smell of that sort. For this purpose check walls for damp, peeling paper, dark patches etc.

The buyer should also see if the property has any cracks in walls, doors, ceilings, windows. Also check the paneling and wall tiles in the house.

The buyers should beware of the creaky floors as this could mean an underlying problem.

You should never allow the agent or the owner to rush you into the deal. You must not feel shy about asking any questions regarding the property and why they are moving out. Ask about any burglaries around. You should ask the owners about the neighbors. Also ask about the utility bills and any structural problems with the property.

Asking all these questions is your right as a proposed buyer. You have a right to make a fully informed decision.
