There are things which one should check before moving on to actually buying a property. Some of these things are really small and might not even enter in your mind, while others are huge, so huge that a little defect in that regard will cause huge loss to you. This article is aimed at bringing these factors into your attention.

Checking the property externally

A potential buyer or tenant must closely examine the roof on his head. He should climb up to check the condition of the guttering and roofing. He should check if the present condition of the property includes any loose slates or tiles. He must examine the structure of the property. This will include checking the doors including their locks, windows- their locks or if they are sliding check if it’s smooth enough, state of drainpipes- in short the overall impression of the building. If the property has a garden, you must check if it’s well kept. Ask who is responsible for maintain it? If it’s you? If it’s not you then, are you supposed to pay extra for its maintenance?

You must also see if the property needs any repair and also the exterior of other houses in the neighborhood.

Check the hygiene level of the area. Are their proper bins? As rubbish bags’ lying on the sides of roads is unsightly.

Checking the property from inside

This is as important as checking it externally. Hence the potential buyer or tenant in Edinburgh should closely examine every nook and corner of the property. You should check for signs of damp in every room. These include flaky wall paint, loose wallpaper, musty smell etc. Another important thing is to check for infestation.

In a cold place like Edinburgh it is essential that you must check all the radiators of the property to see if they work properly. If the property is not centrally heated then what is the alternative for it? Does it have electric heating? See if they are in proper working condition. If the property has an electric heating then it will be sensible to look at other properties as in the long run this will result in higher bills. Moreover you must also check if the property has double glazing? This will significantly reduce bills in near future. Also check the roof insulation for this purpose.

Moreover you should check the present condition of the furniture and consider if it’s in a reasonable enough condition for you to live with?

Lastly you should see the storage space in the house. See if its adequate for you.
